MRI is web-enabled property management software system for both commercial and residential property managers. MRI (800-321-8770; www.mrisystem.com) has been providing property management software for over 30 years, so they have a great deal of experience in knowing what their customers want. Version 2.1, MRI’s latest release, is testimony to that experience.
Designed for Windows 2000 and Microsoft SQL Server 2000, this is a scalable system that can be built to suit client needs. Although smaller management companies can certainly use MRI for Windows, it is really designed for larger companies with multiple users.
The main screen of MRI has a simple toolbar at the top where you choose the database with which you want to work. A rectangular box also displays icons for the various system modules. Modules include Commercial Management, AP, GL and Reporting.
Clicking to the left of the module will bring up an expanded menu with additional options. Clicking on Residential Management brings up leasing activity, AR activity, monthly activities and getting started options.
To set up MRI, click on the getting started option, which expands to four choices: setup database, setup properties, setup auto late fee system and setup interest options. Each one of these options has a ‘Setup Assistant’ that guides you through the entire setup process in question format.
Upon logging in, a ‘Start of Day’ activity screen appears. This screen pinpoints scheduled move-ins and move-outs, transfers, and appointments or follow-ups that are scheduled for that day. If you wish to process the scheduled items, click on ‘Complete All.’ If not, click on ‘Reschedule.’
If you choose ‘Leasing Activity,’ you will be brought to the ‘Prospect’ screen. This lists all prospect names in the system, the size of the unit desired, if they are qualified and who the leasing agent is. To the left of this information is a series of option icons, which includes add guest card, edit guest card or delete prospect. The applicant option includes add, edit and delete icons. The resident screen is comparable, with icons for leasing information, personal information and addresses. These three screens are interchangeable for quick access, with tabs at the bottom of the screen so users can go back and forth between them.
Reporting has always been one of MRI’s strengths. This version is no different, with an impressive list of reports found in both the commercial and residential modules. For more customized reporting options, click on the Reporting module. Here, you can choose report criteria as complex and detailed as you need. Report data can also be exported to MS Excel, Word, Access or HTML.
Commercial management options are just as extensive, with AR monthly activities, where you create recurring charges, print statements, and calculate late fees and monthly management fees. The tenant set up is similar to that found in the residential module, with emphasis placed on the commercial arena.
For thorough maintenance/work order tracking, take a look at the Facility Management module. Work orders can be entered here, maintenance tracked and purchase orders entered as well.
MRI is a complex system. While you may not be able to sit down and navigate your way through the screens immediately, it is by no means difficult or confusing. While setup and training time may take longer than with other packages, it is time well spent.
